    Construction Management Phases

Typically, a commercial construction project includes three phases and can take years or more to complete, depending on the scope of the project. The three phases of construction include:

    Commercial Property Management Temecula, CA

    Design Phase

The main tasks of this phase include selecting architecture and engineering consultants, developing the engineering scope while coordinating with the building engineer, and preparing the budget and schedule. It also involves issuing drawings for permits stand reporting progress to the property owner.

     Property Management Services Temecula, CA

    Bidding Phase

During the bidding phase, we will first prepare a request for proposal and select suitable contractors to bid on the project. Following this, a pre-construction meeting will be held to discuss the project scope and review the relevant building rules, regulations, and requirements.

Once bids are received, we will thoroughly evaluate and qualify them, preparing a bid comparison to facilitate the contractor selection process. After selecting the most qualified contractor, we will report the results and progress to the owner, ensuring transparency and alignment with their expectations.

    Commercial Property Management Temecula, CA

    Construction Phase

The construction process begins with closely monitoring the demolition to ensure compliance with building regulations, followed by the creation of a construction progress meeting schedule. It is essential to resolve any field conflicts that may arise, alongside reviewing change orders to keep everything on track.

Throughout the construction phase, we monitor all ongoing work and maintain effective communication with the tenant regarding their needs. We also help coordinate important aspects like telephone and data services, furniture arrangements, and the tenant's move-in date. Additionally, a thorough review of payment applications and supporting documents, including lien waivers, is necessary to maintain financial transparency. As the project nears completion, preparing a punch list and managing the contract close-out, along with providing onsite supervision, ensuring quality control, and finalizing finishing details, sets the stage for a smooth move-in process

Will the Los Angeles Real Estate Market Recover After Recent Wildfires?

If you just read the headline above, chances are you or someone you know has been affected by the recent wildfires in Los Angeles County. They have left an enduring and depressing mark on our region's commercial real estate scene. In fact, the recent fires obliterated over 16,200 buildings and devastated more than 57,000 acres. This devastation has had a profound effect on commercial real estate in sectors like office, industrial, and multifamily properties.

Let's take a closer look at the short and long-term impacts of these wildfires, as well as recovery resources for those affected and what the future looks like in LA commercial real estate.

     Property Management Services Temecula, CA

    The Aftermath

The fires caused significant damage, with property losses estimated between $30 billion and $45 billion, affecting crucial commercial hubs like office parks and retail spaces. Insurance premiums in high-risk areas have surged, prompting many property owners to seek limited coverage through the California FAIR Plan after insurers decline renewals. This disaster has led businesses to reconsider leasing in high-risk locations - a trend that could disrupt the existing commercial property market.

    Long-Term Impact

Some of the long-term impacts of the recent California wildfires may include:

    Revival of the Industrial Market

The rebuilding process is anticipated to create substantial demand for industrial space, especially for industrial outdoor storage (IOS) properties. This could help fill current vacancies and encourage new development, although it may not immediately reduce decade-high vacancy rates.

    Construction Costs and Regulatory Challenges

Tighter fire safety regulations and escalating construction expenses will make the rebuilding process more challenging. These elements could postpone projects and raise costs for both property owners and developers.

    Small Business Recovery Resources

The California government has mobilized resources to support businesses and individuals affected by the Los Angeles wildfires. The California Office of the Small Business Advocate (CalOSBA) has created a list of recovery resources on the Outsmart Disaster website, including Disaster Recovery Centers (DRCs) and Business Recovery Centers (BRCs) for federal and state assistance. There are also grant programs available, like the LA Region Small Business and Worker Relief Funds and tax relief from the California Department of Tax and Fee Administration. These initiatives aim to facilitate the recovery process for those impacted by the wildfires.

    The Road Ahead

The path ahead will be complicated and will include regulatory obstacles, rising construction expenses, and changes in investor confidence. In spite of these difficulties, rebuilding initiatives present an opportunity to rejuvenate the industrial sector and tackle current market disparities. That's where Canon Business Properties, Inc. comes in. If your commercial or industrial property has been compromised by the LA wildfires, know that our commercial construction management services in Temecula, CA, can help. As property owners in LA recover, we'll be there by their side to help rebuild and navigate the nuanced interplay of economic, regulatory, and environmental factors affecting our market's future.

TEMECULA, CA — Temecula's hockey rink at the city's sports park is finally getting a major $3 million upgrade — and those who use it say it's desperately needed.

Matt McCaffrey has been playing roller hockey in Temecula since he was a kid and remembers a time before the roller rink existed in 1994. Then, the games were played on a blacktop at Margarita Middle School, he told The Press-Enterprise.

McCaffrey plays in a local league, the Temecula Valley Inline Hockey Association.

A year later, Ronald Reagan Sports Park unveiled its new rink. But since then, the floor hasn't had an upgrade and has even become a hazard, McCaffrey told the newspaper.

Mcaffrey said his wife suffered a broken index finger after her skate wheels got caught on a track. She was just one of a few others who were injured as a result of the outdated floor.

That's why the city approved a $3 million renovation and closed the rink last month. The project is expected to be finished by January 2026, according to Nino Abad, senior engineer for the city.

The new rink will get a new sports tile play service as well as an acrylic safety glass. A new metal roof will cover the area when it opens, Abad told the newspaper.

TEMECULA, CA — A Temecula local who has long cared for his brother, who is an army veteran, is one of just 20 people nationwide selected for a prestigious fellowship.

    G. R. Zuniga's brother, Doc Ziggy, a retired SSG who served in the 101st Airborne as a combat medic, after 9/11, now suffers from PTSD, epilepsy and multiple traumatic brain injuries.

Later this month, Zuniga will travel to Washington, D.C., to begin his two-year fellowship as part of the 2025 Class of Dole Caregiver Fellows.

Zuniga says he’s faced many barriers as a caregiver and had to set aside his consulting practice to dedicate his time to his brother.

"The biggest challenges have been financial. Setting aside my consulting practice to be a full-time caregiver has been difficult. Taking on odd jobs and projects does not provide consistent income," he said.

"Navigating the Department of Veterans Affairs system is also a challenge. When the resource becomes the roadblock, I find myself stressed and demoralized, all while I continue to honor my commitment to my brother and his choice to heal."

Later this month, Zuniga will be able to share these experiences with elected officials, some of whom represent Southwest Riverside County.

Twenty fellows across the nation will serve as advocates for 14.3 million Americans caring for wounded, ill or injured service members and veterans, according to the Elizabeth Dole Foundation.

This new round of fellows will be the first since the release of a study by the foundation, which revealed a threefold increase in the number of military and veteran caregivers in the U.S. Veteran caregivers nationwide now total around 14.3 million, the study found.

“Our Fellows are our first line of support and connection to the millions of loved ones caring for someone who served, and their insights, perspectives, and experiences enrich the programs and services we provide to caregivers, veterans, and their families,” Steve Schwab, CEO of the foundation, said in a statement.

Zuniga says caregiving is the most demanding role he has ever taken on, but he has found ways to cope."Exercise, meditation, journaling my daily lessons learned, reading, and listening to music," he said.

"Optimizing my body and mind for this journey has allowed me to cope through the tough moments and recognize where I can become a better version of me."

    But the most important lesson?

"I have learned that I can lead with empathy. My kids say that I’ve gone soft in my old age. I maintain I’ve leveled up through my caregiver experience," he said.

TEMECULA, CA — Motorists who use the northbound Interstate 15 on-ramp from Temecula Parkway will need to use an alternate route this month.

The Riverside County Transportation Commission announced Tuesday that it will require an extended full closure of the northbound I-15 Temecula Parkway on-ramp starting at 9 p.m. Sunday, May 11, and lasting through 5 a.m. Monday, May 19.

The nine-day full closure is needed to allow crews to safely demolish and reconstruct portions of the on-ramp to provide an additional lane for the I-15 Smart Freeway Pilot Project.

Once complete, the $33.5 million pilot project will use sensors and "smart" technology to continuously monitor real-time traffic conditions on an eight-mile, non-tolled section of northbound I-15, from the San Diego/Riverside County Line near Temecula to the 15/215 Interchange in Murrieta.

Severe traffic congestion occurs in this area due to a high volume of vehicles entering the freeway simultaneously, especially during peak afternoon and evening hours. The pilot project will use ramp meters that work as a coordinated system that adapts to allow more or fewer vehicles to enter I-15 at any given time from the Temecula Parkway, Rancho California Road, and Winchester Road on-ramps, according to RCTC.

Find out what's happening in Temeculafor free with the latest updates from Patch.

Designed as a two-year pilot, the project is designed to improve overall traffic flow and reduce rear-end collisions by maintaining steady travel speeds within the Temecula area I-15 corridor.

Work on the project began in January and is expected to be completed in the fall.

During the closure, RCTC advised motorists to travel west on Temecula Parkway, northbound on Old Town Front Street, east on Santiago Road, north on Ynez Road, and west on Rancho California Road to enter northbound I-15.

Closure dates are subject to change due to weather, site conditions, construction progress, and other factors.

For more information about the Smart Freeway Pilot Project and the Temecula Parkway on-ramp closure, visit rctc.org/temeculaclosures.
