Construction Management Phases
Typically, a commercial construction project includes three phases and can take years or more to complete, depending on the scope of the project. The three phases of construction include:
Design Phase
The main tasks of this phase include selecting architecture and engineering consultants, developing the engineering scope while coordinating with the building engineer, and preparing the budget and schedule. It also involves issuing drawings for permits stand reporting progress to the property owner.
Bidding Phase
During the bidding phase, we will first prepare a request for proposal and select suitable contractors to bid on the project. Following this, a pre-construction meeting will be held to discuss the project scope and review the relevant building rules, regulations, and requirements.
Once bids are received, we will thoroughly evaluate and qualify them, preparing a bid comparison to facilitate the contractor selection process. After selecting the most qualified contractor, we will report the results and progress to the owner, ensuring transparency and alignment with their expectations.
Construction Phase
The construction process begins with closely monitoring the demolition to ensure compliance with building regulations, followed by the creation of a construction progress meeting schedule. It is essential to resolve any field conflicts that may arise, alongside reviewing change orders to keep everything on track.
Throughout the construction phase, we monitor all ongoing work and maintain effective communication with the tenant regarding their needs. We also help coordinate important aspects like telephone and data services, furniture arrangements, and the tenant's move-in date. Additionally, a thorough review of payment applications and supporting documents, including lien waivers, is necessary to maintain financial transparency. As the project nears completion, preparing a punch list and managing the contract close-out, along with providing onsite supervision, ensuring quality control, and finalizing finishing details, sets the stage for a smooth move-in process

Will the Los Angeles Real Estate Market Recover After Recent Wildfires?
If you just read the headline above, chances are you or someone you know has been affected by the recent wildfires in Los Angeles County. They have left an enduring and depressing mark on our region's commercial real estate scene. In fact, the recent fires obliterated over 16,200 buildings and devastated more than 57,000 acres. This devastation has had a profound effect on commercial real estate in sectors like office, industrial, and multifamily properties.
Let's take a closer look at the short and long-term impacts of these wildfires, as well as recovery resources for those affected and what the future looks like in LA commercial real estate.
The Aftermath
The fires caused significant damage, with property losses estimated between $30 billion and $45 billion, affecting crucial commercial hubs like office parks and retail spaces. Insurance premiums in high-risk areas have surged, prompting many property owners to seek limited coverage through the California FAIR Plan after insurers decline renewals. This disaster has led businesses to reconsider leasing in high-risk locations - a trend that could disrupt the existing commercial property market.
Long-Term Impact
Some of the long-term impacts of the recent California wildfires may include:
Revival of the Industrial Market
The rebuilding process is anticipated to create substantial demand for industrial space, especially for industrial outdoor storage (IOS) properties. This could help fill current vacancies and encourage new development, although it may not immediately reduce decade-high vacancy rates.
Construction Costs and Regulatory Challenges
Tighter fire safety regulations and escalating construction expenses will make the rebuilding process more challenging. These elements could postpone projects and raise costs for both property owners and developers.
Small Business Recovery Resources
The California government has mobilized resources to support businesses and individuals affected by the Los Angeles wildfires. The California Office of the Small Business Advocate (CalOSBA) has created a list of recovery resources on the Outsmart Disaster website, including Disaster Recovery Centers (DRCs) and Business Recovery Centers (BRCs) for federal and state assistance. There are also grant programs available, like the LA Region Small Business and Worker Relief Funds and tax relief from the California Department of Tax and Fee Administration. These initiatives aim to facilitate the recovery process for those impacted by the wildfires.
The Road Ahead
The path ahead will be complicated and will include regulatory obstacles, rising construction expenses, and changes in investor confidence. In spite of these difficulties, rebuilding initiatives present an opportunity to rejuvenate the industrial sector and tackle current market disparities. That's where Canon Business Properties, Inc. comes in. If your commercial or industrial property has been compromised by the LA wildfires, know that our commercial construction management services in Pomona, CA, can help. As property owners in LA recover, we'll be there by their side to help rebuild and navigate the nuanced interplay of economic, regulatory, and environmental factors affecting our market's future.

In a first for Pomona College, the top candidates for California governor will participate in a live debate Tuesday, April 28, at the historic Bridges Auditorium.
Scheduled for five days before primary election ballots are mailed to California voters, the nonpartisan debate will provide a unique opportunity for community members to consider the perspectives of the leading candidates. Participants will be invited based on polling and fundraising for both political parties.
A finalized list of invitees is expected in the coming weeks.
Sara Sadhwani, assistant professor of politics, will join CBS California journalists as a moderator for the debate. Pomona students, meanwhile, will assume various responsibilities leading up to, during and after the production.
“This is an incredible opportunity for students to see their college at the center of dialogue—not just for Southern California, but for the entire state,” Sadhwani says. “To see and engage with candidates firsthand is a rarity, especially in a state as large as California.”
“Few students have the opportunity to witness the electoral process this closely.”
With partners CBS News California and Asian Pacific American Public Affairs (APAPA), Pomona College will host students, faculty, staff, city and county leaders, distinguished guests and elected officials.
Civic engagement and active participation in the democratic process are fundamental to Pomona College’s mission and identity, President G. Gabrielle Starr says.
“We look forward to bringing this timely and important event to Pomona,” Starr adds, “and continue to encourage everyone to engage in shaping the political life of our state and nation.”
Student leaders have embraced the prospects of localizing California politics and hearing candidates address the future of higher education, affordability, AI, environmental sustainability and myriad other issues.
“We’re a great hub for students with high civic engagement, so having this debate here aligns with who we are,” says Lexi Duffy, a public policy analysis (PPA) major. “Sometimes we can feel a little distant from the action in California, so to have the action brought to us on campus and to give students a direct stake in it is thrilling.”
As a politics major, Bella McGowan ’26 expects the gubernatorial debate to spotlight Pomona and its diverse student body, which she says values community and acts on issues it cares about deeply.
“We’re in a time where there’s so much going on in the world but it’s difficult to really have an impact,” McGowan adds. “This debate is a way students will be able to have a big impact on an important election. I’m excited for the discussions this debate will bring.”
As thrilled as she is for her peers to engage with political discourse so intimately, student body president Grace Zheng ’26 hopes visitors and viewers alike see Pomona as a place where students not only learn about global problems but work to find solutions to them.
“This is a great opportunity for people to engage in politics to become better citizens,” she says.
The 90-minute debate is scheduled to start at 5:30 p.m. and will be broadcast live from Pomona College on CBS stations statewide.
“Our CBS stations serve California’s biggest markets, giving us a unique ability to bring this debate across the state,” says Jennifer Mitchell, president of CBS Television Stations. “Our trusted journalists have long covered politics across California and this forum combines their strong experience to guide an informed conversation for voters.”
While there will be limited seating to this closed production, the Associated Students of Pomona College (ASPC) in partnership with Pomona’s student chapter of the League of Women Voters will host a watch party and other programming for the Pomona community at the College’s Frary Dining Hall.
CBS News correspondents will be on hand throughout the evening to capture live reaction.
“APAPA is proud to help bring the California Gubernatorial Debate to voters across the state,” says Sonny Mehrtash, national president at APAPA. “Providing a nonpartisan forum where candidates can discuss the issues side by side helps ensure Californians have the information they need to make informed decisions.”
Beyond ticketed attendance at the debate itself, students will have the opportunity to submit questions for the candidates.
“I’m thrilled to be able to watch something like this during my time here,” Duffy says. “This is a great opportunity for Pomona and Claremont to think about how we can make a difference in the state.”

Over the past several years, Siemens has invested more than $690 million in U.S. manufacturing, strengthening American industry and job creation.
One result of this major investing effort is our expanded state-of-the-art facility at Pomona, California, which will be a central part of our effort to help transform U.S. manufacturing for the digital age.
Siemens invested $95 million to expand electrical-product production at the Pomona site and expects that the facility will generate 123 new jobs when the expansion process is complete.
"The electrical products we produce provide the critical underpinnings for America’s growing industry and infrastructure,” said Regional CEO of Electrical Products for Siemens Smart Infrastructure North America Barry Powell. “When examining our footprint in California, I’m proud that Siemens is both a pillar of the community, serving the area for more than 50 years, but also nimble enough to grow and modernize when our customers and the industry call for it."
The Pomona facility is already producing critical low-voltage electrical equipment such as switchboards and lighting panels. It will play a key role in expanding America’s manufacturing capabilities for essential electrical infrastructure that supports AI data centers, as well as for industrial, commercial, and construction markets, positioning it as a leading hub of innovation and efficiency in the state of California.
This facility is also on target to achieve LEED Gold certification, meaning that the facility will be carbon neutral and incorporate advanced water and power metering, a battery energy storage system and rooftop solar arrays. The canopy solar system will generate an estimated 1,638 MWh of power annually, powering 32-percent of the building’s energy needs and delivering an impressive 33-percent energy cost savings of the building’s operations.
The site expansion, occurring in two strategic phases, marks a transformative development for this legacy facility built in 1972. The completion of the first expansion phase involved the construction of the new 100,000-square-foot greenfield manufacturing facility adjacent to the existing building. The next phase, currently under development, will further enhance the site with 46,000 additional square feet of capacity by rebuilding, expanding and reimagining the existing facility. Upon completion, the new plant will be three times the size of the original 1972 factory.
The investment and expansion of our Pomona site is just one part of the latest chapters in Siemens long history of strengthening the company’s American manufacturing footprint.
Other recent investments include: A $36 million investment in our Wendell, North Carolina facility to expand its fabrication capacities, customer experience and workforce training. A $220 million investment in a new rail-manufacturing facility in Lexington, North Carolina, to establish a bicoastal “Made in America” rail-manufacturing footprint, and an expansion to our existing electrical products manufacturing plant in Grand Prairie, Texas, to meet booming demand for the electrification of critical infrastructure.
Siemens investments in U.S. manufacturing and infrastructure go beyond individual projects—they are a strategic force behind our efforts to meet the rapid growth of America’s energy needs and the broader economy. By leveraging cutting-edge technologies, Siemens is driving digitalization and automation, enhancing efficiency and creating thousands of skilled jobs across the nation. These initiatives support critical sectors like energy and transportation, helping to strengthen America’s leadership in global manufacturing and innovation. Siemens is proud to play a central role in modernizing U.S. infrastructure and ensuring its long-term competitiveness in the digital age.
