Construction Management Phases

Typically, a commercial construction project includes three phases and can take years or more to complete, depending on the scope of the project. The three phases of construction include:

Commercial Property Management Anaheim, CA

Design Phase

The main tasks of this phase include selecting architecture and engineering consultants, developing the engineering scope while coordinating with the building engineer, and preparing the budget and schedule. It also involves issuing drawings for permits stand reporting progress to the property owner.

 Property Management Services Anaheim, CA

Bidding Phase

During the bidding phase, we will first prepare a request for proposal and select suitable contractors to bid on the project. Following this, a pre-construction meeting will be held to discuss the project scope and review the relevant building rules, regulations, and requirements.

Once bids are received, we will thoroughly evaluate and qualify them, preparing a bid comparison to facilitate the contractor selection process. After selecting the most qualified contractor, we will report the results and progress to the owner, ensuring transparency and alignment with their expectations.

Commercial Property Management Anaheim, CA

Construction Phase

The construction process begins with closely monitoring the demolition to ensure compliance with building regulations, followed by the creation of a construction progress meeting schedule. It is essential to resolve any field conflicts that may arise, alongside reviewing change orders to keep everything on track.

Throughout the construction phase, we monitor all ongoing work and maintain effective communication with the tenant regarding their needs. We also help coordinate important aspects like telephone and data services, furniture arrangements, and the tenant's move-in date. Additionally, a thorough review of payment applications and supporting documents, including lien waivers, is necessary to maintain financial transparency. As the project nears completion, preparing a punch list and managing the contract close-out, along with providing onsite supervision, ensuring quality control, and finalizing finishing details, sets the stage for a smooth move-in process

Will the Los Angeles Real Estate Market Recover After Recent Wildfires?

If you just read the headline above, chances are you or someone you know has been affected by the recent wildfires in Los Angeles County. They have left an enduring and depressing mark on our region's commercial real estate scene. In fact, the recent fires obliterated over 16,200 buildings and devastated more than 57,000 acres. This devastation has had a profound effect on commercial real estate in sectors like office, industrial, and multifamily properties.

Let's take a closer look at the short and long-term impacts of these wildfires, as well as recovery resources for those affected and what the future looks like in LA commercial real estate.

 Property Management Services Anaheim, CA

The Aftermath

The fires caused significant damage, with property losses estimated between $30 billion and $45 billion, affecting crucial commercial hubs like office parks and retail spaces. Insurance premiums in high-risk areas have surged, prompting many property owners to seek limited coverage through the California FAIR Plan after insurers decline renewals. This disaster has led businesses to reconsider leasing in high-risk locations - a trend that could disrupt the existing commercial property market.

Long-Term Impact

Some of the long-term impacts of the recent California wildfires may include:

Revival of the Industrial Market

The rebuilding process is anticipated to create substantial demand for industrial space, especially for industrial outdoor storage (IOS) properties. This could help fill current vacancies and encourage new development, although it may not immediately reduce decade-high vacancy rates.

Construction Costs and Regulatory Challenges

Tighter fire safety regulations and escalating construction expenses will make the rebuilding process more challenging. These elements could postpone projects and raise costs for both property owners and developers.

Small Business Recovery Resources

The California government has mobilized resources to support businesses and individuals affected by the Los Angeles wildfires. The California Office of the Small Business Advocate (CalOSBA) has created a list of recovery resources on the Outsmart Disaster website, including Disaster Recovery Centers (DRCs) and Business Recovery Centers (BRCs) for federal and state assistance. There are also grant programs available, like the LA Region Small Business and Worker Relief Funds and tax relief from the California Department of Tax and Fee Administration. These initiatives aim to facilitate the recovery process for those impacted by the wildfires.

The Road Ahead

The path ahead will be complicated and will include regulatory obstacles, rising construction expenses, and changes in investor confidence. In spite of these difficulties, rebuilding initiatives present an opportunity to rejuvenate the industrial sector and tackle current market disparities. That's where Canon Business Properties, Inc. comes in. If your commercial or industrial property has been compromised by the LA wildfires, know that our commercial construction management services in Anaheim, CA, can help. As property owners in LA recover, we'll be there by their side to help rebuild and navigate the nuanced interplay of economic, regulatory, and environmental factors affecting our market's future.

Trash collection in parts of Orange County are facing delays as local sanitation workers honor picket lines in support of strikes on the East Coast.

The work stoppage stems from a strike at a Republic Services facility in Boston, where more than 400 workers walked off the job last week demanding higher wages and better health benefits. That strike has now reached California, including Orange County.

“There is no strike in Orange County, but these workers have contract language that allows them to honor that picket line,” said Adan Alvarez, spokesperson for Teamsters Local 396, which represents around 3,000 Republic Services workers in Los Angeles and Orange counties.

Republic Services, the second-largest residential waste hauler in North America after Waste Management, operates in multiple Orange County cities including Anaheim, Brea, Fullerton, Garden Grove, Huntington Beach, Placentia, Santa Ana, Seal Beach, Villa Park and Yorba Linda.

Alvarez said “hundreds” of sanitation workers in Orange County are currently honoring the picket line.

In three of those cities — Villa Park, Brea and Santa Ana — local officials sent out notices to their residents on Wednesday, July 9, that Wednesday pickups could be delayed by a day or more.

Villa Park officials said residents should leave bins out for “potential” makeup service on Thursday, “similar to a holiday week.” Local crews were not on strike, they added, but were picketing in support of their East Coast colleagues.

Brea city officials said some customers may also see delayed trash and recycling collection this week. “If your trash was not picked up, leave your bins out for potential makeup service on Thursday,” city officials said in a notice.

“If you are in an association community, check with your management for any guidance,” they added. “Republic is working on contingency plans in Brea.”

In Santa Ana, officials confirmed that Republic Services had delayed the pickup scheduled for July 9 and would be working through the weekend to catch up. They advised residents to leave trash carts out at the curb “until they have been serviced.”

“Republic Services will implement an accelerated recovery schedule that includes working through the weekend to catch up on any missed collections as quickly as possible,” the city said in a statement.

Alvarez said it’s unclear when services will return to normal.

“The majority are honoring the picket line. When services will go back to normal is unforeseen. Republic Services can end this today if they bargain in good faith,” he added.

Republic Services officials said three Orange County facilities were affected by employees participating in the work stoppage related to the contract negotiations with the union representing employees in the Boston area and four other locations.

“We are making adjustments to our operations and working to resume regular service as quickly as possible,” company officials said in a statement. “Residents are advised to leave their containers out. We apologize for any inconvenience this may cause.”

The strike has also impacted cities in the Bay Area, where union workers are also refusing to cross the picket line in solidarity.

The second leg of Bayside’s 25th anniversary The Errors Tour stopped in Anaheim for two nights at the House of Blues. Opening both nights was Chicago pop punk band Smoking Popes fresh off the release of their live album for the 30th anniversary of Born to Quit. The album was originally re-released when the band signed with Capitol Records in the 90s.Bayside frontman Anthony Ranieri told the crowd Smoking Popes was one of his favorite bands. On Bayside’s 2005 Acoustic EP, they covered Smoking Popes’ “Megan” with Popes frontman Josh Caterer guesting on vocals. The Smoking Popes played a tight set that proved the band is still going strong, although the mainstream success teased in the 90s never came to full fruition.

Night 1 featured the early era of Bayside. The set list was evenly spread between their self-titled Bayside, The Walking Wounded, Shudder, and Sirens and Condolences. From the moment they started with “Montauk” until the final encore of “Devotion and Desire,” the crowd was singing along and celebrating their long relationship with the band. These weren’t fair-weather Johnny-come-latelies in the audience. After a nearly 90-minute set, the crowd still wanted more. Fortunately, that’s just what they got on night 2.

The latter era on night 2 featured another 90 minutes, this time from Killing Time, Cult, Vacancy, Interrobang, and the band’s most recent release There Are Worse Things Thing Being Alive. It’s easy to think a band celebrating 25 years is resting on its laurels of the early hits, but this set proved that this isn’t a nostalgia act playing the old hits. Bayside has continued to get better and hasn’t slowed down. They came out full-speed ahead showcasing the heavier feel of night 2 with thrasher “How to Ruin Everything (Patience).” They slowed things down a bit here and there to let the crowd catch its breath, but the overall feel and pace of the night was a harder rock assault. They ended the night with “Sick, Sick, Sick” for the final encore. This may be the song that bridges the two eras the most with the heavier new feel and all the melody that Bayside solidified in the early years. This was one of the minority of tours where multiple nights are justified. The third leg starts in September with The Sleeping opening.

Disneyland has a whole lotta ‘Happy’ going on during 70th birthday bash

The Happiest Place on Earth has leaned heavily into “Happy” during Disneyland’s yearlong 70th anniversary party that will see the Anaheim theme park “Celebrate Happy” in five different ways.

Happiness will be the theme behind a daytime parade, nighttime spectacular, two projection shows and a song by the Jonas Brothers during the 70th anniversary celebration at Disneyland and Disney California Adventure that officially kicks off on Friday, May 16.

Disneyland unveiled the Mickey and Friends Celebrate Happy Cavalcade, “World of Color Happiness” water show, “Tapestry of Happiness” and “Celebrate Happy” projection shows and “Celebrate Happy” song during media previews on Tuesday, May 13 and Wednesday, May 14.

Fans will find quite a few things named “Celebrate Happy” during Disneyland’s 70th anniversary — including the new Jonas Brothers song.

The upbeat theme song served as a soundtrack everywhere in the parks during the media previews — from the character cavalcade to the nighttime projection shows.

The song has that distinctive Jonas Brothers sound from the “Camp Rock” days and the band’s Disney Channel show. A shuffling drum beat that makes you want to dance was accompanied by whistling, hand claps, horns and soaring vocals.

I found myself humming the chord progression of the chorus after the earworm got stuck in my head. It was hard not to smile whenever I heard the song.

The chorus was easy to memorize: “Happy, happy, happy, celebrate happy.”

The Mickey and Friends Celebrate Happy Cavalcade stars Mickey, Minnie, Donald and Daisy in their new anniversary outfits along with pals Goofy, Max, Duffy and ShellieMay.

A “cavalcade” is Disneyland’s way of setting expectations below what fans have come to expect from a full-fledged parade.

It took less than three minutes for the entire cavalcade of a dozen dancers and nearly two dozen Disney characters to pass by on two modest floats dressed in a pop art style.

Fans lining the parade route three rows deep cheered for Mickey’s arrival as Daisy pumped up the crowd during the soft opening presentation of the cavalcade.

Disneylanders should know the JoBros song by heart by the end of the summer with “Celebrate Happy” playing on a loop during the cavalcade.

I wouldn’t stand around waiting for the Celebrate Happy Cavalcade. Think of it as more of a delightful surprise if you happen to catch it rather than something to build your whole day around. It’s a great way to see a bunch of characters real quick as they pass by. If you’re lucky, maybe Chip or Dale will stop by long enough for you to snap a selfie.

The new “Tapestry of Happiness” projection show played on the facade of It’s a Small World at Disneyland just before the start of the Paint the Night nighttime parade.

The brief but delightful five-minute show was everything I’d hoped and imagined the Disneyland 70th anniversary celebration would be: A loving tribute to seven decades of park history.

“Tapestry of Happiness” played as a love letter to Disneyland with a graphic design inspired by Disney Legend Mary Blair’s signature artistic style.

There were fun visual nods to the Haunted Mansion, Main Street Electrical Parade, Disneyland Monorail, “Fantasmic” and the classic Fantasyland rides.

The Dapper Dans made a cameo appearance along with song snippets from the familiar soundtracks to the Enchanted Tiki Room, Pirates of the Caribbean and It’s a Small World.

The best moment of the show was a well-deserved shout out to a trio of retired Disneyland favorites — Skyway, PeopleMover and Rocket Rods.

The Star Wars sequence was the one moment that didn’t seem very happy with Kylo Ren and a pair of massive stormtroopers menacing the crowd gathered along the parade route.

My favorite part: When an animated Small World facade was projected on the real Small World facade. I laughed out loud at the redundant but worthy tribute.

The shortest show in Disneyland history might also have the longest name. Unfortunately, it was also the biggest disappointment of the new 70th anniversary entertainment.

The Carthay Circle restaurant exterior served as the canvas for a blink-and-you’ll-miss-it two-minute show that plays a few times each night.

Tinker Bell was our host as the Carthay tower was bathed in colorful confetti, starbursts, fireworks and pixie dust.

The whole thing felt like the start of something that never happened. It was fun and bright. The graphics looked sharp. But there wasn’t much there to recommend.

The underwhelming “Celebrate Happy: A Little Bit of Magic Every Night” was especially disappointing in comparison to the wonderful “Tapestry of Happiness.”

The new “World of Color” water show hosted by Joy from “Inside Out” will deliver the final dose of happiness each night during the 70th party with a kiss goodnight worthy of the best Disney nighttime spectaculars.

Joy’s “Inside Out” co-stars Sadness, Anger, Fear, Disgust, Anxiety, Envy, Embarrassment and Ennui make cameo appearances throughout the show that explores a kaleidoscope of emotions.

Plenty of other Disney and Pixar characters share the spotlight during “World of Color Happiness” with moments from the “Lion King,” “Little Mermaid,” “Frozen,” “The Incredibles,” “Turning Red,” “Wish” and “A Goofy Movie” films projected on water screens in DCA’s Paradise Bay.

The message of the nighttime spectacular: You can’t be truly happy without all of life’s other emotions. You can’t feel joy without sorrow. You can’t appreciate the good times without making it through the hard times.

Disney’s seventh full-length World of Color was filled with several unexpected moments — including extended musical numbers with the Snuggly Duckling pub thugs from “Tangled” singing “I’ve Got a Dream” and super strong sister Luisa Madrigal sharing the stress of trying to make everyone in the family happy during “Surface Pressure” from “Encanto.”

My favorite part of the water show featured familiar scenes of happiness from Disney films playing inside massive bubbles on the mist screens while smoke-filled bubbles floated over the audience.
