Construction Management Phases
Typically, a commercial construction project includes three phases and can take years or more to complete, depending on the scope of the project. The three phases of construction include:
Design Phase
The main tasks of this phase include selecting architecture and engineering consultants, developing the engineering scope while coordinating with the building engineer, and preparing the budget and schedule. It also involves issuing drawings for permits stand reporting progress to the property owner.
Bidding Phase
During the bidding phase, we will first prepare a request for proposal and select suitable contractors to bid on the project. Following this, a pre-construction meeting will be held to discuss the project scope and review the relevant building rules, regulations, and requirements.
Once bids are received, we will thoroughly evaluate and qualify them, preparing a bid comparison to facilitate the contractor selection process. After selecting the most qualified contractor, we will report the results and progress to the owner, ensuring transparency and alignment with their expectations.
Construction Phase
The construction process begins with closely monitoring the demolition to ensure compliance with building regulations, followed by the creation of a construction progress meeting schedule. It is essential to resolve any field conflicts that may arise, alongside reviewing change orders to keep everything on track.
Throughout the construction phase, we monitor all ongoing work and maintain effective communication with the tenant regarding their needs. We also help coordinate important aspects like telephone and data services, furniture arrangements, and the tenant's move-in date. Additionally, a thorough review of payment applications and supporting documents, including lien waivers, is necessary to maintain financial transparency. As the project nears completion, preparing a punch list and managing the contract close-out, along with providing onsite supervision, ensuring quality control, and finalizing finishing details, sets the stage for a smooth move-in process

Will the Los Angeles Real Estate Market Recover After Recent Wildfires?
If you just read the headline above, chances are you or someone you know has been affected by the recent wildfires in Los Angeles County. They have left an enduring and depressing mark on our region's commercial real estate scene. In fact, the recent fires obliterated over 16,200 buildings and devastated more than 57,000 acres. This devastation has had a profound effect on commercial real estate in sectors like office, industrial, and multifamily properties.
Let's take a closer look at the short and long-term impacts of these wildfires, as well as recovery resources for those affected and what the future looks like in LA commercial real estate.
The Aftermath
The fires caused significant damage, with property losses estimated between $30 billion and $45 billion, affecting crucial commercial hubs like office parks and retail spaces. Insurance premiums in high-risk areas have surged, prompting many property owners to seek limited coverage through the California FAIR Plan after insurers decline renewals. This disaster has led businesses to reconsider leasing in high-risk locations - a trend that could disrupt the existing commercial property market.
Long-Term Impact
Some of the long-term impacts of the recent California wildfires may include:
Revival of the Industrial Market
The rebuilding process is anticipated to create substantial demand for industrial space, especially for industrial outdoor storage (IOS) properties. This could help fill current vacancies and encourage new development, although it may not immediately reduce decade-high vacancy rates.
Construction Costs and Regulatory Challenges
Tighter fire safety regulations and escalating construction expenses will make the rebuilding process more challenging. These elements could postpone projects and raise costs for both property owners and developers.
Small Business Recovery Resources
The California government has mobilized resources to support businesses and individuals affected by the Los Angeles wildfires. The California Office of the Small Business Advocate (CalOSBA) has created a list of recovery resources on the Outsmart Disaster website, including Disaster Recovery Centers (DRCs) and Business Recovery Centers (BRCs) for federal and state assistance. There are also grant programs available, like the LA Region Small Business and Worker Relief Funds and tax relief from the California Department of Tax and Fee Administration. These initiatives aim to facilitate the recovery process for those impacted by the wildfires.
The Road Ahead
The path ahead will be complicated and will include regulatory obstacles, rising construction expenses, and changes in investor confidence. In spite of these difficulties, rebuilding initiatives present an opportunity to rejuvenate the industrial sector and tackle current market disparities. That's where Canon Business Properties, Inc. comes in. If your commercial or industrial property has been compromised by the LA wildfires, know that our commercial construction management services in Palm Springs, CA, can help. As property owners in LA recover, we'll be there by their side to help rebuild and navigate the nuanced interplay of economic, regulatory, and environmental factors affecting our market's future.

The heat wave that began last week across the Golden State is expected to continue to push temperatures past the 100-degree mark this week in Southern California.
The most intense heat will arrive from Wednesday through Saturday, scorching parts of San Bernardino, Riverside, Orange and Los Angeles counties.
Ontario, Riverside, San Bernardino, Palm Springs and Los Angeles will see high temperatures in the 90s and 100s.
An extreme heat watch has been issued for the San Bernardino Mountains and the Low Desert south into Imperial County. A heat advisory has been issued for Los Angeles County south to San Diego County.
Places like Adelanto, Apple Valley, Barstow, Hesperia and Victorville should see high temperatures in the 90s, while the local mountain communities experience temperatures in the 70s.
The heat wave will weaken from Sunday into next week, with cooler temperatures returning toward the end of March.
The National Weather Service said the following areas may see temperature records broken this month:
Breaking records
Temperature soared past the 100 degree mark in the Coachella Valley on Tuesday, March 17, with a record set at Palm Springs' airport and another one neared in Thermal.
The temperature reached 102 degrees at Palm Springs International Airport at around 2:40 p.m., surpassing the previous high for March 17 of 100, the National Weather Service reported.
The Palm Springs record is one of several that has been set or tied in the Coachella Valley in recent days as a prolonged heat wave continued to bake the region.
That heat wave was expected to reach its peak in the coming days when the Coachella Valley could see the highest March temperatures ever recorded in its history — and possibly the entire nation's.
Several other records were also broken on Tuesday, including Downtown Los Angeles reaching 97 degrees, surpassing its previous high by 3 degrees.
Woodland Hills hit the 100-degree mark, shattering its previous high for this day by 7 degrees. Records were also broken at Los Angeles International Airport, Long Beach and Burbank.
Heat wave safety tips
To reduce health risks during outdoor work, the Occupational Safety and Health Administration recommends scheduling frequent rest breaks in shaded or air-conditioned environments.

PALM SPRINGS, CA — A ceremony other activities will be held Wednesday at Cielo Vista Charter School in Palm Springs to celebrate the facility's recognition as the first Blue Zones Project-approved school in the area.
"Being named the first Blue Zones Project approved school in Palm Springs is an incredible honor for our entire school community," Juanita Perezchica, principal of the charter school, said in a statement. "Our staff, students and families have worked hard to create a school environment where well-being, leadership and learning go hand-in-hand. Partnering with Blue Zones Project allows us to take this work even further by expanding opportunities for out students to grow healthy, confident and connected to their community."
The festivities will start at 7:15 a.m. Wednesday with a "walking school bus," a community walk with children accompanied by parents and educators, from Demuth Park to the school at 650 Paseo Dorotea. A ribbon- cutting ceremony will follow at 7:45 a.m., followed by a "Healthy Carnival" on campus at 8 a.m.
The carnival will feature outdoor games, crafts and activities from Children's Discovery Museum of the Desert and a pop-up farmers market by Aziz Farms.
Officials said the school was recognized for its leadership in creating a culture of health and well-being.
In partnership with Blue Zones Project Palm Springs, school officials will create and expand wellness initiatives for student health and learning, including enhancing the school's gardening program, a monthly "walking school bus" and expanding programming that supports students' well-being.
"Programs like their school garden and the Walking School Bus create meaningful opportunities for students and families to engage in healthy habits that support both academic and personal success," Palm Springs Unified School District Superintendent Marcus Funchess said.
Palm Springs Mayor Naomi Soto said the school is "setting an inspiring example for schools across the city."
"When schools, families and community partners come together around well-being, we create healthier neighborhoods and brighter futures for our children," she said.

Forecasters expect California’s heat wave to smash records this week, even outstripping the hottest day ever reported in March nationwide.
The Coachella Valley and Imperial Valley in Southern California will likely feel the most heat, with highs reaching well above 100 degrees, according to the National Weather Service. The community of Thermal could reach 111 degrees on Thursday.
That number could make history. By comparison, Mecca in the Coachella Valley holds the state record for the hottest March day, at 107 degrees in 2004, according to the Western Regional Climate Center. In the U.S., that record is a tie between two places in Texas: Rio Grande City hit 108 in 1954, as did Falcon Dam in 2020.
Experts told SFGATE this early heat wave could be especially dangerous.
“This first heat wave of the season is much earlier than normal,” Rose Schoenfeld, a National Weather Service meteorologist in Los Angeles, told SFGATE. “Science shows that your body’s adaptation to heat is a big factor in whether or not you see health impacts. We’re not adjusted to heat right now in the area, so what normally would be just a regular day could be much more significant.”
Multiple areas of California have heat advisories — including the Bay Area’s first ever in March — and warnings through the week. Meteorologists said the heat could topple a variety of records, including ones for same-day temperatures, March highs and first 100-degree days.
“Virtually every site that we maintain a long record for has a risk of having their record broken,” Joe Merchant, a meteorologist for the National Weather Service, told SFGATE about the greater San Francisco Bay Area. “There will be a slew of daily records broken and probably a lot of March records broken, too.”
Much of the Bay Area is forecast to have temperatures up to 30 degrees warmer than normal this week. Pinnacles National Park, which the weather service's San Francisco office monitors, could clock its earliest 100-degree day ever, according to Merchant. The record in the park is April 8, 1989.
In the southern part of the state, the story was similar. “Daily records will be broken mostly Tuesday through Friday across all four counties that we cover,” Schoenfeld said, referring to Los Angeles County, San Luis Obispo County, Ventura County and Santa Barbara County.
Meanwhile, downtown Los Angeles could surpass its March high of 99 degrees from 1879 this week, while Burbank could break its record 98 degrees from 1988, according to Schoenfeld. San Gabriel Valley and San Fernando Valley are the most likely areas to hit 100 degrees this week, which normally doesn’t happen in the region until around June.
