Discovery Call

Design Phase

  • Review and select architecture and engineering consultants.
  • Create the engineering scope and coordinate with building engineer.
  • Prepare budget and schedule.
  • Issue drawings for permit.
  • Report to owner.

Bidding Phase

  • Prepare request for proposal for project.
  • Select contractors to bid.
  • Hold pre-construction meeting.
  • Review project scope and building rules, regulations and requirements.
  • Review bids and qualify them.
  • Prepare bid comparison.
  • Contractor selection.
  • Report to owner.

Construction Phase

  • Begin construction.
  • Monitor demolition to ensure it is in accordance with building rules.
  • Create a construction progress meeting schedule.
  • Resolve field conflicts.
  • Review change orders.
  • Monitor construction work.
  • Interface with tenant as required.
  • Coordinate with tenant on telephone/data, furniture and move-in date.
  • Review payment applications and supporting paperwork including lien waivers.
  • Prepare punch list.
  • Contract close-out.
