Construction Management Phases
Typically, a commercial construction project includes three phases and can take years or more to complete, depending on the scope of the project. The three phases of construction include:

Design Phase
The main tasks of this phase include selecting architecture and engineering consultants, developing the engineering scope while coordinating with the building engineer, and preparing the budget and schedule. It also involves issuing drawings for permits stand reporting progress to the property owner.

Bidding Phase
During the bidding phase, we will first prepare a request for proposal and select suitable contractors to bid on the project. Following this, a pre-construction meeting will be held to discuss the project scope and review the relevant building rules, regulations, and requirements.
Once bids are received, we will thoroughly evaluate and qualify them, preparing a bid comparison to facilitate the contractor selection process. After selecting the most qualified contractor, we will report the results and progress to the owner, ensuring transparency and alignment with their expectations.

Construction Phase
The construction process begins with closely monitoring the demolition to ensure compliance with building regulations, followed by the creation of a construction progress meeting schedule. It is essential to resolve any field conflicts that may arise, alongside reviewing change orders to keep everything on track.
Throughout the construction phase, we monitor all ongoing work and maintain effective communication with the tenant regarding their needs. We also help coordinate important aspects like telephone and data services, furniture arrangements, and the tenant's move-in date. Additionally, a thorough review of payment applications and supporting documents, including lien waivers, is necessary to maintain financial transparency. As the project nears completion, preparing a punch list and managing the contract close-out, along with providing onsite supervision, ensuring quality control, and finalizing finishing details, sets the stage for a smooth move-in process

Will the Los Angeles Real Estate Market Recover After Recent Wildfires?
If you just read the headline above, chances are you or someone you know has been affected by the recent wildfires in Los Angeles County. They have left an enduring and depressing mark on our region's commercial real estate scene. In fact, the recent fires obliterated over 16,200 buildings and devastated more than 57,000 acres. This devastation has had a profound effect on commercial real estate in sectors like office, industrial, and multifamily properties.
Let's take a closer look at the short and long-term impacts of these wildfires, as well as recovery resources for those affected and what the future looks like in LA commercial real estate.

The Aftermath
The fires caused significant damage, with property losses estimated between $30 billion and $45 billion, affecting crucial commercial hubs like office parks and retail spaces. Insurance premiums in high-risk areas have surged, prompting many property owners to seek limited coverage through the California FAIR Plan after insurers decline renewals. This disaster has led businesses to reconsider leasing in high-risk locations - a trend that could disrupt the existing commercial property market.
Long-Term Impact
Some of the long-term impacts of the recent California wildfires may include:
Revival of the Industrial Market
The rebuilding process is anticipated to create substantial demand for industrial space, especially for industrial outdoor storage (IOS) properties. This could help fill current vacancies and encourage new development, although it may not immediately reduce decade-high vacancy rates.
Construction Costs and Regulatory Challenges
Tighter fire safety regulations and escalating construction expenses will make the rebuilding process more challenging. These elements could postpone projects and raise costs for both property owners and developers.
Small Business Recovery Resources
The California government has mobilized resources to support businesses and individuals affected by the Los Angeles wildfires. The California Office of the Small Business Advocate (CalOSBA) has created a list of recovery resources on the Outsmart Disaster website, including Disaster Recovery Centers (DRCs) and Business Recovery Centers (BRCs) for federal and state assistance. There are also grant programs available, like the LA Region Small Business and Worker Relief Funds and tax relief from the California Department of Tax and Fee Administration. These initiatives aim to facilitate the recovery process for those impacted by the wildfires.
The Road Ahead
The path ahead will be complicated and will include regulatory obstacles, rising construction expenses, and changes in investor confidence. In spite of these difficulties, rebuilding initiatives present an opportunity to rejuvenate the industrial sector and tackle current market disparities. That's where Canon Business Properties, Inc. comes in. If your commercial or industrial property has been compromised by the LA wildfires, know that our commercial construction management services in Santa Monica, CA, can help. As property owners in LA recover, we'll be there by their side to help rebuild and navigate the nuanced interplay of economic, regulatory, and environmental factors affecting our market's future.

SANTA MONICA, CA — A facility for driverless taxis is causing headaches for some Santa Monica residents.
At issue is a parking lot used by Waymo to charge its driverless taxis at Euclid Street and Broadway. "The constant 'beep-beep-beep' sound as the autonomous vehicles back out of their spaces (in their own lots) is an incessant disturbance that hinders both our tranquillity during the day and our peace during the night,'" resident Christopher Potter wrote in a Change.org petition.
Potter — along with nearly 100 other supporters — are calling on Waymo to give them some peace and quiet. He wants Waymo to turn down the volume of the cars' beeping when they're in the confines of their charging lot.
Waymo offered the following statement to the Santa Monica Daily Press: "We strive to be good neighbors in the cities that we operate. We are in ongoing conversation with the city's Department of Transportation as we explore and implement mitigations that address neighbors' concerns."
The statement continued, saying that city officials measured sound levels at the charging facility and found the noise levels did not violate city standards.

The city has received complaints about the noise, but officials told KTLA they have limited control over Waymo's operations, which is under the jurisdiction of the California Public Utilities Commission and the Department of Motor Vehicles.
Waymo, owned by Google parent Alphabet, has operated its driverless taxis in Los Angeles County since early 2024. Since then, they've become a common sight on the region's roads. And this isn't the first time the vehicles have led to issues.
Last moth, a Waymo vehicle caused a backup at a busy Chick-fil-A drive-thru in Santa Monica after it became stuck.

For the first time in over a decade, the state has released updated maps showing wildfire hazards in local neighborhoods.

SANTA MONICA, CA — The number of Santa Monica homes and businesses within "very high" fire hazard zones has increased, according to new maps released by Cal Fire this week.
The agency released updated Fire Hazard Severity Zone maps for Los Angeles County on Monday, which use various criteria — including terrain, fire history, weather patterns and the presence of fire fuels — to identify wildfire hazard areas and rank them in three categories: "moderate," "high" and "very high."
The maps, generally updated every decade, can impact building and clearance requirements in areas deemed to be in particular hazard areas.
The new maps for Santa Monica show an increase in the size of hazard areas in the northern limits of the city, compared to the last set of maps released between 2007 and 2011.
Cal Fire determines the level of hazard based "on the physical conditions that create a likelihood and expected fire behavior over a 30- to 50-year period, without considering mitigation measures such as home hardening, recent wildfire or fuel reduction efforts."

Now that the hazard zone maps have been released by the state, local jurisdictions can adopt them or amend them by increasing the hazard level for particular areas. Jurisdictions cannot reduce the hazard levels from those recommended by state officials.
The Los Angeles County Fire Department said it is not recommending any additions or increases. The agency noted that the updated maps likely mean an increase in the number of local parcels falling within hazard zones.
"These changes may influence building and vegetation management requirements for properties located within newly classified fire hazard zones," the department said.
The Los Angeles County Board of Supervisors must act within 120 days to adopt the maps, which are used to guide land-use decisions and building standards. The county is expected to schedule public hearings for people to comment on the proposed maps, but specific dates have not yet been determined.
More information, including the fire zone maps, is available on Cal Fire's website.

ZachZach Pollack’s highly anticipated California Italian restaurant Cosetta is finally here: The restaurant opened April 1 in a standalone building along Ocean Park Boulevard in Santa Monica, adding a versatile, family-friendly, and reasonably priced destination to the neighborhood. Pollack’s Silver Lake and Echo Park restaurants of Alimento and Cosa Buona, respectively, closed last year, ending a nearly 10–year tenure for the chef. Now back on the Westside (previously, he was a co-chef at Sotto), Pollack is back in the pizza game with puffy-crusted, wood-fired pies featuring soppressata and peppers, smoked coppa with pineapple, and mushroom fontina.
The menu’s starters are divided into four sections. Most tables will likely get house-baked bread with dips and spreads like Alimento’s chicken liver, burrata cheese, fava bean hummus, and a tin of Fishwives Cantabrian anchovies. Raw seafood includes scallops with Sicilian ponzu, kampachi with olive oil and capers, or bluefin tartare with “ossobuco” aioli. Small appetizers highlight smoked mozzarella sticks — a nod to Cosa Buona — farro and white bean soup, and shrimp scampi over toasted focaccia. There are four salads, as one would expect for a Californian restaurant, including the ’90s-style Novanta Mista, with mixed greens and 36-month-old prosciutto. Beyond the pizzas, entrees include Thai chicken Milanese, eggplant cutlet, and a market fish with caper-olive tartare, plus half-roasted chicken over bread and anchovies, wagyu porcini-rubbed tri-tip tagliata, and grilled langoustines alla griglia with bagna cauda bianca.
In contrast to his more serious young chef days, Pollack emphasizes a lot of dietary flexibility at Cosetta, offering gluten-free Milaneses, plenty of vegetarian-friendly options, and a reasonable price point across the menu. The idea is to make Cosetta part of the Westside diner’s weekly rotation with seasonal ingredients and familiar Italian American flavors. The expansive semi-covered patio will shine as the weather warms up, while the sleek arch-and-column-themed interior brings a modern European coziness to those sitting inside.
Getting to Cosetta will be fairly easy for Santa Monica denizens, and there are even two hours of free parking with validation.
Cosetta opens today at 3150 Ocean Park Boulevard, Santa Monica, CA, 90405. Reservations are available on Resy.
