Tenant Screening and Selection
Capital Improvements
Maintaining and enhancing the value of real property requires ongoing, thoughtful analysis of its physical condition and all capital improvements. We offer cost-conscious resources for this critical area. Our expert staff diligently supervises each detail of every project, from negotiating bids to adhering to budgets and timelines.
Please see our Construction Management page for more information on how we can improve your property investments.
Leasing Services
We negotiate all lease renewals with quality tenants 90 to 120 days in advance of their lease termination date. Concurrently, we market the property for lease to better negotiate with tenants and avoid potential vacancies.
Rent Collection
Our property management in California includes services such as working with your tenants to ensure they pay their rent on time. We strictly enforce late fees and penalties detailed in each lease agreement and diligently pursue all outstanding tenant balances.
Accounting and Financial Reporting
We deliver client-specific accounting services through Yardi Voyager, an advanced, yet intuitive property management software portal. Our clients and their respective advisors can access accounting, leasing and maintenance data and all aspects of their portfolio in real-time through a highly trusted and secure portal. Our strong internal controls, supported by a system of checks and balances, deliver accuracy and peace of mind.
Our accounting and financial reporting services include: dues and collection, monthly income and expense reports, stabilizing delinquencies, budgets and forecasting, accounts receivable and payable, bank reconciliation and reserve analysis and valuation.
Maintenance and Repairs
We work with our clients’ preferred vendors and, if needed, can assign a highly-trained and knowledgeable, local maintenance staff for each property. These qualified experts will work together to develop processes and programs to anticipate and respond to required maintenance. Our maintenance and property management teams provide effective solutions by performing many critical tasks that other firms outsource at a higher cost. The results: increased operational efficiency, tenant quality and performance.
Additionally, while other property management firms may try to reduce their expenses by deferring required maintenance, we understand the future consequences of such actions, which is why we take a proactive approach to maintenance contracts and monthly service reports.
Property Inspections
Our highly-trained property management professionals schedule weekly inspections of each property to maintain good tenant relationships and to proactively assess potential maintenance and leasing issues.
Emergency Response Services
Emergency matters are reported both immediately to our clients and in their monthly property management reports. Our proven emergency response methods reduce the risk of property damage and give our clients peace of mind.
Unlawful Detainer Actions
In the event a tenant does not pay rent in accordance with his or her lease agreement, Canon will appoint specific property management counsel to handle all legal matters, including, but not limited to the Unlawful Detainer Action. We address problematic tenants quickly and ensure they are replaced by new tenants to reduce vacancies and maintain cash flows.
